I am selling my house. I have a realtor, but if I find a buyer not through the channels of my realtor, do I still have to pay them a commission?

That depends on the contract that you signed. Some forms do give you the option to find your own buyer and not pay a commission.

Real estate agents and REALTORS do not use those forms for obvious reasons. They do not like that option.

If you want a form that includes the language that gives you that option you have to get it from your attorney.

It depends on your listing agreement. Is it an Exclusive Right to Sell or Exclusive Agency? If you don't know, make sure you find out.

Finding the buyer is the easy part, getting through settlement is the work.

Yes, unless you made other arrangements with the realtor and it is written in your agreement. Usually, you would have had to name the potential buyer as well.

I would have to say yes. I know it sucks. But unless you put it in the contract how do you know?

Maybe a real estate agent put an ad in the paper. They drove by. They decided to knock on the door.

How do you know? You need to spell this out in the contract before you sign it. The person you are talking about might have came directly from the real estate agent.

Assuming that you have a conventional listing contract, yes you will owe the real estate agency the commission according to the contract which you signed.

terminate the contract if you can

and then close your deal with your buyer that you have found.
