He's always doing that. One time I went home early from work and sure enough, my front door was open and I came in and he was in my kitchen. When I ask him about it, he goes "oh I was just checking to make sure your sink is working properly" and its been going on quite often. I thought the landlord are only to enter your home without your permission when there's an emergency, like fire. So I was wondering is he allow to enter my home without my permission.

ok i dont care what everybody here thinks about lease clauses and all but in cal where i live it is absolutly illeagle for him to enter your home when your not home with out your permission and he must give 48 hrs notice before he does so...if he continues to do so without your permission you can have him arrested for trespassing..after all you pay the rent and that makes it your property...not his...lock his butt out and call the police in your area if your not in cal...good luck

Your landlord cannot enter your house without your express permission in the state of California, unless there is an emergency. I am not sure where you live, but it most likely the law.
When you sign a lease, you take complete possession of the use of the property, he only holds the title. Coming on to your property is technically trespassing. You should tell him that you do not want him to come in your house and change the locks.

Not legally but sometime they do. The best way I've found to keep that from happening is to change the locks when you first move in. If they don't have a key, they can't get in unless they break in and then you can sue them for breaking and entering. If I came home and found my door open, I'd be greeting the person inside with a gun in their face and it would be legal.
I live in a state where there is no such thing as a legal leasing law so any paper you'd sign is no more legal than the paper it's written on.

Can your land lord enter your home with your permission? Well yes they can if you give them permission. Without your permission? Normally they need to give you a notice of 24-48 hours unless it is an emergency.

Start keeping a log...and let him know it, and keep it with you. Also, let him know you are unhappy at finding him in your apt at all times, and that you expect to have prior notice, except on a maintainence emergency.
It might intimidate him enough to stop. If not, get an appt with an atty through your local bar. You can probably see one for a half hour for free. Get that atty's input. Make sure you take your lease with you.

Unless it is an emergency, or something that has to be checked by hydro or gas companies, the landlord has to give notice of any "inspections". Landlords have been charged with break, enter, and theft for violation of such orders, and your local landlord/tenant office can give you the particulars as applied to your jurisdiction. Landlords are not allowed to snoop.

By state law (which of course varies by state) he is only allowed to enter under certain circumstances. If you believe he is in your home without notice, do not enter and instead call the police and tell them you believe there is an intruder in your home.
Being removed at gun point should cut down on the entries.

I am pretty positive that they have to give a 48 hour notice. I live in Washington, and I don't know if that is a federal or state law....I know that here it has to be 48 hours, and if they want to enter sooner than that it has to be with your permission.
You might want to contact your local Housing Authority to be sure.

Read your lease. It may or may not give him the right to enter the property without your permission or knowledge.

Your landlord has to give you 24 hour notice if he plans on entering your premises. (unless there is an emergency) What he is doing is unlawful entry.
