Anyone know of any places in pennsylvania that do down payment assistance for mobile homes?
Me and my husband would like to get a mobile home from this one place but we need to have 10% down. We have terrible credit do to a foreclosure last year and some very late bills, we are working on getting caught back up but is taking a long time. We would like to rent in this place but do not wish to get rid of our animals to do it so if we buy we can have them. We found a nice 3 bedroom 2 bath double wide but we need to come up with 4,000 for a downpayment. Anyone know of any grants or anything like that we can apply for to get this payment help?

Try FHA. Odds are you are going to be a few years away.

you may be able to offer less for the mobile home and finance the entire amount of what the where asking for it. Depending on where you live - check for real homes in your area - you may be surprised that it's easier to get a sight built home and do a lower offer and finace the whole thing. You might also ask the sellers to help you with the down payment--- there are a lot of people just falling into the boat you just fell out of and they would jump at the chance to sell rather then foreclose! It is better to suffer a smaller home with a smaller payment then to purchase something you will have a hard time paying for. Mobile homes depreciate way to quickly! try for a site built. If you still find the house to small - in 2 years you can move again but this time you will have the equity!
FYI- we lived in a mobile home for 2 years and lost $5,000 when we sold. Depreciation!

I am unaware of any grants for downpayments on mobile homes. On occasion, you will see a municipality offering downpayment grants, to entice buyers to purchase in certain areas of their city. However, none of these exist for mobile homes in parks.

seek on line or in the yellow or blue pages on your phonebook on your state's Housing Finance enterprise. each state has one, or something with an identical call. they would be those in cost of administering grant classes, and might refer you directly to the banks and brokers who furnish them, and the smaller state and city and community businesses that could desire to have extra suggestions available.
