My wife and I just bought a three fanily house and we need some software to make this all a bit less scary. Any suggestions?

Quicken's Rental Property Management is decent for small investors such as yourself. There are other softwares out there for property rental, but many of them are designed for those who own hundreds of units, and they're fairly expensive.

From my personal experience with rental property management software, I can suggest you the software from 123landlord. I think that is comparatively user-friendly and use worthy.
