My landlord won`t come and fix my fire(it won`t light), i`m sick off ringing them only to be fobbed off, "we`ll ring u back in the next few day`s", what can i do bearing in mind i can`t afford to move/get evicted at the mo. I always pay my rent.

First. Do not withold rent, you will lose your flat.

Second. If it is a Gas Fire; call in Transco if you feel it is faulty.

Third. There are lots of Solicitors that specialize in taking Landlords to court.

Four. Get your letter notifications in to your Landlord as to the fault; always allow 7-10 days between letters, and send them Recorded Delivery.

If this is how you heat the house, then it is his responsibility to make sure you have adequate living quarters. You can go to the state and request a formal form that describes on what living conditions you are entitled to. If he does not comply, then you can possibly get the money back for the time he hasn't made attempts to comply. And you legally don't have to pay until he does. I gave up rentals because the renters has more rights than anybody truly knows about. I had renters that complained about stuff they broke, and claimed it was my responsibility to fix. So I gave up.

Gas fire? will it light with a lighted mach stick?
If its that simple, i can understand why your landlord gets fed up. Most rented flats don't have Gas fires, due to cost of Gas safety checks every year.

Write to him and tell him if he hasn't had the fire fixed in say 4 days ( you have to give him time to get someone) you will find a tradesman to do it and you will send the bill to him. This will focus his mind.

sounds to me you're in Europe. in the u.s., if the landlord has been given sufficient notice to complete a repair, especially a necessity like heat, he/she is obligated to reimburse you 2.5 x the rent. look into it, you may make some money if you have it fixed yourself.

Tell him if he doesn't fix it soon you'll have someone else do it and just send him the bill.

Also look in your contract with him, there might be something in their about this sort of thing [might even have something in there against having your own person do it..so make sure you look ;o)]

I don't think you can withold rent, I don't think there is much at all you can do if you have heating, worth a call to citizens advice though.

go to the local citizens advice beauro to get some safe legal advice, this is not a good situation to be in when its winter, you have the rights...they will explain all you need to know! xx

tell him youll take him to court my mom always does it with our landlord and it always works
