Off road parking these days is more saleable than garden, compromise? make a store and driveway, and make the garden a little bigger, make it child friendly rather than adult friendly.

I'd go for it. you're kids would benefit so much from a larger garden & you have just moved so worry about resale later. It doesn't actually cost much to build a garage so don't suppose it would add that much value to your house. Doing something great with the garden & putting some decking in can add up to 10 grand. Get the sledge hammer out and go for it!!

Both a garden and a garage can increase your house value by up to 30%. It depends on the buyer. In your area is it more common to have a garden or a garage? If you have the least common option your home should sell quicker.
Ask a local estate agent. If you knock down the garage you will have to pay to dispose of all the rubble.
Think about what garages are used for nowdays. Hardley anyboady uses them to store the car. Its a workshop, music studio, games room. Clear out all the junk (you would have to if you knocked it down) and let the new buyers decide to keep the garage or knock it down.

It depends on who the potential buyer is.
If it's another family like yours, a garden would be a huge asset as young children like to have a place to play.
However, if it's a family with older or grown up children, they'd need less space to play and the garage would be beneficial to the parents and even older children who are driving/learning to drive.
It's always something that's dependent on the situation and since you can't predict who'd be interested in your home when you re-sell it i'd go with whatever's most beneficial to your family right now!

Alot would depend how long you plan to stay in this house.If this is a house you plan to stay a short time and hope to make a profit, then for sure the garage.It will add to the price more than a larger yard.
If you plan to stay a long time, then do what makes you happy.If a larger yard will be better for you and the kids, then take out the garage.
That is why you should consider both options

Landscape the yard, garages now adays are converted into so many things...Landscape will add the extra appeal to the home..Besides most people buy a home and then repaint everything, remodel the bathrooms, kitchen, and even pull up all carpet and reile floors...Making the outside of the house look appealing is also easier on the pocket book..

Hmm I'd go with the garden, first for the benefit of your two little ones and secondly, with four bedrooms the house will eventually be sold to another family, and a garden + shed would probably be more saleable to them.

my thoughts would be can you not have a single garage and a bigger garden. it's a compromise then.
I know a lot of people who do not like parking on the street, they like having their cars on their property where they havent got to fight for spaces.
