when meeting people (from cyberspace) in real life to sell your stuff, or buy their stuff, who should be the one deciding the venue of transaction, out of courtesy?

They need to agree, I would only agree to meet on my turf or some place public as a seller or buyer.
Think about this you have someone selling something like a diamond ring, the buyer knows the seller is carrying a diamond and the seller knows the buyer is carrying cash. This is the perfect set up for a robbery. Meeting somewhere that you both feel safe is important. Do you want to invite this person you don't know to come to your home?

Courtesy dictates the buyer, unless you have a demonstration that would be better shown at a neutral place. Buyer will always notice what you dont see at your place.
