I have a leak in my roof that I believe is a result from old flashing that has deteriated. I'm not really a do-it-yourselfer, but I got up there and slapped a bunch of roofing tar stuff from Home Depot around what I thought would be the suspect area. It seemingly has done nothing and I freak out every time it rains now. FYI- The roof is probably close to 20 years old. I live near Cleveland and the average temperature is starting to fall into the 30s. Is it even possible to have this done now? I know I need the whole roof replaced but I am just trying to get through the winter and will consider that in the spring.

If it's around a chimney, the problem sounds like lack of a diverter. Same thing happened to me and I practically painted the area with roofing tar. My brother the carpenter told me I needed a diverter. I still need to have the bad boards under my porch replaced though...

You could have shingles missing and need new flashing or just a new roof. Remember that repairing the roof is only temporary and could end up costing you a lot more in the long run. Your best bet is to have a roofing company(local or big time) and the cost will depend on the size of your roof. A new roof usually can average anywhere from $5,500.00-$8,500.00. Like I said it will depend on the size of your roof.

You can have a roof put on now but then it may cost you a little more, do to the type of weather. The shingles seal with heat, which means the roofing company would have to use salamanders to heat up the shingles so they will seal.

The best thing I can recommend is to get an estimate.

Remember the longer you wait the more damage will be done, which will cost you more money.

Dont panic . Get a free estimate. Roofing companies will diagnose a problem that will not be apparent to someone who has no experience with roofing.

20 yrs for an old roof is probably just about right. A roof starts calling out to its owner "its time !, its time ! to change me"

Now, the next question is "why didnt you have it looked at the end of summer or at least the beginning of fall?

Get a couple of quotes and get the roofing guys to suggest 6 month fixes for your leaky roof. And pay up. It will be worth it for your peace of mind.
