houses on that street go for like 80 90k, so i guess i'm getting a deal here, nothing is wrong with the house thus far

North Buffalo is a decent area. Kenmore Ave is the border between the city of Buffalo and the Town of Tonawanda (and the village of Kenmore).

Some things to consider. North Buffalo means Buffalo city schools. The city schools are having some issues (but do seem to be getting better). The city itself has some issues, a declining tax base, high property taxes (taxes on an 80-90k house can still be a couple of thousand a year) and probably limited to no upside on price. The only way to make a buck is to buy less than the neighborhood average. You will also pay higher car insurance rates than your neighbors just a few blocks away (in Kenmore which has it's own police department).

If you are on your own or a child-less couple it is probably a fine neighborhood, just don't expect much price appreciation. Carefully consider how the neighboring streets are and if everything checks out with the ~80-90 year old house, I'd say go for it!
