1) Not making sure the dog would NOT be let in after we did the final walk-through. We didn't know that, and the dog peed all over the carpet AFTER we did the walk-through. Nothing we could do about it.
2) Getting a mortgage that was too large. Thankfully it was based off of my husband's salary and now that I will soon have one as well we should be all happy again.
3) Not thinking rationally. Everything is so emotional when buying a house, and sometimes it's hard to think rationally. Like when we bought a house with a pool and had two small children.
4) Not looking at the details--like a clean chimney.

I made the silly error of 'partnering' on one real estate investment. It turned out financially OK, but dealing with the partner was a nightmare. Never again.

When my (now) ex and I were splitting up, we used a Realtor that was somehow a friend of his. Apparently, she was just starting out. She gave him some very bad advice that almost put the house into foreclosure. I did not check any references before signing on with her, and I regretted that.

Letting a semi-toothless dirt bag move into our house before the closing. She made an offer, but never applied for a loan. We had to evict her, and she left the house full of trash.

Not firing my realtor early enough. I was looking for a house and he was terrible. Disorganized, frequently late, etc.
One house we looked at was owned by someone he knew and when he found out he started looking through their photo albums. I was appalled.

Buying Houses to rent to deadbeat people - people will tear up your property, screw you out of rent, give you every excuse in the book and think nothing of it. I would never done this when i was young but people these days think nothing of it
