Allowable buildings in your zoning vary... check with your local P&Z for allowable uses for YOUR land... be prepared to spend time and money getting THEIR permission to build on YOUR land... If what you want to build on your land isn't something they will allow... check into a zoning use permit or a variance in your specific area... again, at an additional fee of course! The information may be available online for your county.

zoning is for residential; such as your home and your neighbors; public, such a a school; retail such as a 7-11 or walmart; industrial such as a plastics manufacturer or a large delivery organization. therefore, you cannot build a residence in the middle of an industrial zone unless you get a residential zone for that plot of land. Likewise, you cannot build a 7-11 in the middle of the residential block.
