My brother and I are trying to sell a home we just fixed up in San Antonio. But we're trying to find buyers like landlords or people who want to invest. We're just having trouble getting the attention of landlords or investors. Anybody have any good suggestions? We're new in this business.

I'm an investor- why would I want to buy your home? You need to answer these questions for me, then put those answers where I can see them.

Are rental market conditions good in San Antonio? Housing prices cheap? Will I get a good return? Why aren't YOU keeping it? Does it have a tenant?

Is the house listed on the MLS? Advertised anywhere? Craig's list? Web site?

If you want to market it as a rental, a paying tenant is a handy feature! If you're not good at marketing, you should consider hiring a professional. Ask them- beside planting a sign in front of the house- how they market their properties, particularly to out-of- area investors.

I agree with the previous posters who said to sell it on the open market. If you've already done the fix ups, then investors won't want it. Call a Realtor that does business in that part of town and list it. Winter is the worst time to try to sell though - have you thought about being a landlord yourself for a while? I've been telling the investors I've worked with that if the market is ripe for buying houses (it is in San Antonio), then it's not for selling. Right now, everybody is looking for a steal.

Investors will be looking for a bargain, you may sell for more on the open market. If the house is fixed up, it should go good. Find a good local realtor to represent you and show the property. I suggest going to DaveRamsey.com, and on the right use the "endorsed local provider" link for a realtor. Those listed will be proven professionals.

Why not have an open house for realtors the way they do on those shows on tv. This way they can view the property and when they have clients your home will be in their minds.
