My experience is that as a practical matter for the consumer there is little or no difference. Both REALTORS and real estate agents are very poorly trained and their training is primarily sales training to sell you their overpriced services.

Personally when I am in the market to buy or sell real estate I use an attorney who specializes in real estate law and a real estate appraiser who is a Member of The Appraisal Institute.

The services that the attorney and the real estate appraiser provide are of much superior quality comapred with REALTORS and real estate agents, and the fees of the attorney and real estate appraiser are much lower than the fees of REALTORS and real estate agents.

I think a Realtor belongs to an association of real estate agents and is a licensed real estate agent while a real estate agent is just a licensed real estate agent and dosen't belong to the association. As a realtor they must follow certain guidelines/rules that are provided by the association.
