How much does it cost? Does the real estate company you work for normally provide this kind of software for you?

One gal in my office who is very computer savvy has Act and doesn't care for it. It is very time consuming to set up and use. I know some people who have Top Producer and like it.

No, your office won't provide this for you. You are expected to purchase most of your software. I know some offices that provide Virtual Tour and flyer publication software such as Publisher, but that is about it. (My office charges a monthly fee for Virtual Tour and we purchase our own desktop publishing software)

You are generally on your own in selecting and paying for real estate contact management software. Agencies don't normally provide it.

There is a wide variety of pre-prepared programs out there, and most are fairly expensive, running up to about $600. Our group simply uses Microsoft Excel with mailmerge and finds it to be very acceptable. The upside to doing this on our own is that our letters are not the typical 'canned versions' provided by the various contact management softwares. Every few months, we modify the mailings so that we don't appear 'stale'.

I use Microsoft ex cell and outlook to create my own contact manager. If you would like to purchase one, "agent 2000" is a good one. It seems to be popular throughout my office. I just do not like the carbon copy letters that they produce. Over the years I have compiled a nice collection of ones I have written myself. I would not expect the broker to purchase this for you, and a decent contact manager will run you 300 and up.

The best one is one that you'll USE. You could spend bazillions of dollars, but if you don't use it, ...well, it's useless.
