Is there a such thing as local, federal or state grants to assist with (closing cost or down payments, etc.) purchasing a house? If so how do I local or apply for them. I know there are vouchers that are offered for those with low income, but I do not qualify. Please help, this is for the state of texas.

Grants are fading away due to abuse by both buyers and lenders. The guidelines are tighter lately because of the number of foreclosures in Texas.

FHA loans are still forgiving and there might be a program that will work for you. Please get with your lender, they usually need substantial amount of personal information to see if you would fit on one of their programs. I can recommend one if you dont have a lender yet...

Which part of the buying process do you need financial assistance the most? normally, when my client needs a closing cost and they would not qualify for a certain program, I write the contract to the home so that the seller can contribute to whatever it is you need.

Bare in mind, some people are qualified for a reason, some do not also for a reason.

Sometimes there are for low income families, but since you say you aren't qualified for those, sounds like you're on your own.
