I have a semi-detached three bedroom house in North London. And I wanted to do three things to it:
1) Turn the garage into a living room, or something similar
2) Build a room above the garage
3) Build a window for the loft and clean it and everything

I know it is hard to give an accurate number of how much it would cost, but I would be really grateful for if someone can tell me how much approximately it would cost me.

Thanks guys

I'll do the whole lot for £50! Just get me some card, glue and stickyback plastic and a long weekend!

anything between 15K and 50K, maybe even 75K

Some things to note:

The garage may need to come down - its walls, cavities, floor or foundations may not be up to spec to build on

Garage may be covered by a covernent

Planning will insist you provide additional parking to replace the space you loose in the garage. They may also add in further parking for the added bedrooms.

A loft conversion is not just putting in a window. It'll need floor joists ( ceiling joists are not suitable ) and possible structural survey to re-distribute loads. Then there is electrics, heating, flooring, insulation, fire escape. Water tank ?? If you have one and can't move it to the eves you'll have to convert to a pressurised system. You could spend £30-£50 on a london loft conversion without trying too hard.

All would be subject to full planning permission and building regs.
