A "Deed of absolute sale" is used to convey title in the Phillipines.

I believe it's the same difference as "buying land" and "really buying land".

Sorry, I couldn't resist. I have never heard that term before - "deed of absolute sale". Perhaps in your state, there's a difference between getting a loan (or financing through the owner) and buying the property with cash?
