Find a realtor. They will ask for 3%, but will be able to sell your house better than you would be able to. They have access to several types of advertisements. If you don't want to do that, take some pictures of the house and list it on Craigslist.com

I agree with the the find an agent part. However I would go a few steps further. Make sure everything in your home is in good condition. Clean everywhere!!! Paint walls in neutral colors. Possibly swap out floor coverings for neutral shades. Also find out what your home is worth on your tax statements if you live in a locality where such information is provided for and find a good, qualified realtor that can assist you through the process.

Hi, are you thinking of selling your house on your own? Or, are you considering the services of a professional Realtor? What State do you reside in? These questions truly are important in which way to direct you toward the steps you would want to take. Selling a home and buying a home is probably one of the biggest financial decisions that someone can make and most real estate agents will provide a free competitive market analysis to give you an idea of your homes market value with no obligation to hire them. And, you can interview as many agents as you wish.....just ask them if they will provide this service free, and ask them what services they will offer you.
Should you decide to sell your home yourself, you will need to know your market....how many homes sold in the past 3 months that were as close to the square footage, bedrooms, bathrooms, etc., such as yours. Then you will need to know your competition. Why would someone want to purchase your home and not your competitors? How's your location? Are you situated on a main road? Located in a cul-de-sac? Etc., Etc., So, you need to price accordingly. Then, you need to plan an advertising budget if you plan to sell on your own......hold open houses, and make sure that you are available and your home is showable for showings. Then, if you sell on your own, you will need to pre-qualify and remove the "tire-kickers" from wasting your time. You will also need depending upon your state, seller disclosure forms, purchase and sales forms, etc., etc., The list goes on and on.....

Find out the comparables, list it on craig's list, maybe you can lease it, or carry a second for the new owner, clean the clutter, get rid of personal photos so the buyers can visualize them in the house, a real estate agent is a good idea.

Get a REALTOR and price way below comparable if you need to sell ASAP. With foreclosures on the market and foreclosure auctions every week your going to need to compete with them. So price accordingly.
