I have a friend who has a 20 acre farm located in a rural area at the base of Mt Adams in Washington State. I am trying to think what can be done with this farm to make money that does not include selling it, farming, or a large cash infusion?

Wow, a farm at the base of Mt. Adams? There isn't many roads in that area considering it is a wilderness area. There is however, plenty of hiking with the Pacific Crest Trail skirting the mountain on the west side. If this farm is on the west side near the trail, perhaps you could turn it into a hostel for the many hikers that flood the area during the summer season. It would give them a place to recharge their bodies and take a nice hot shower before getting back on the trail. Hostels charge a nominal fee and the stay overs do the house cleaning chores before they depart (vacuuming, mopping, changing bed linens, etc. You might even think about starting a llama farm. Hikers will rent them out as pack animals to venture up the trail. You can have a pickup spot to retrieve them farther down the road. Hope this helps you with your decision.

Rent it, for people who want a weekend place of their own. unfurnished, by the year, enought to pay the taxes until you come up with something you like better. (hunting, fishing, camping, horse pasture, grow peacocks, goats for meat, almost anything you can think of will give you a hobby and a handy 'run-away' place and get you back in touch with the balace that nature offers freely.)also, there are a lot of homeless vets out there right now.

Wow - I'm envious!!! I'd put in a huge garden. Want a partner from Issaquah??? ;-)
Seriously - how about a few horses, or just enjoying it? :-) Your friend could also run a bed & breakfast. It wouldn't have to be elaborate - just peaceful. I love someone's suggestion above about growing peacocks! They're not much different than raising chickens :-)

Rent it out for grazing or for someone who wants to use it for hay. You can get a lot of hay from 20 acres.

Rent it to horse people. They will pay premium rents for a place to keep their horses. Especially if you are near forest land where they can trail ride.
They do the work, take care of the animals, and pay you just for providing a place for the horse to live.

Consider running "meat" sheep on the property. They'll eat nearly anything, and at least one breed has hair with much less lanolin than regular sheep so their meat tastes much different. They're also easier to deal with than goats.
