I am from Washington state and got a job in New Orleans and moved there, so I have a real estate agency manage to have my house for rent. The agency found a tenant, signed a 12 year lease, after just 2 months the tenant left without paying $1200 of last months rent. What is my recourse? I still have to find money to pay that month's mortgage because the tenant did not pay her rent.

pay your mortgage, look for better renters.
if you can find the old renters you can take them to court,but even if you win it is very difficult to actually collect. if the moved out of state basically there is very little that can be done. I noticed one answerer saying you can garnishee but, better check on that, many states will not garnishee for rental lease disputes

Why did they leave? What is the Real Estate agency doing for you?Are you payed them a fee to Manage your house? (screening of tenants,collecting rents, having repairs done)I would think that they would also do any court actions that were needed to secure the monthly rental agreement that was singed by these people. I know that in Cal. the management co. do it from start to finish(advertising the unit to evicting someone that is not complying with the rental agreement and garnishing wages or checking accounts also reporting it to the credit bureaus

When tenants skip on the rent your first recourse is to track them down. Call the work and cell number and see if you can find them. Best to talk it out, if not then you can go to small claims court and seek a judgment.
I believe, but it may vary from state to state, that if the defendant does not show three times then you have won by default. Then you can seek to garnish wages using the social security number from the application.

Did you get a deposit from her? It is usual to get a deposit of the amount of monthly rent in case of things like that. so you apply her deposit towards your mortgage. And you take your lease and find her whereabouts and take her to small claims court for the rest of the months rent owed to you, you will be awarded the rent owed to you. You can have someone do it for you like the real estate agent who is managing your house. Get it rented fast is all you can do for this moment, but get busy having a friend tracking this girl down.

1. Track down the tenant. Explain to them what is still due.
2. If the tenant does not comply take the tenant to court .
