My house mate is breaking a shared lease with about 9 months more on it. The main concern of mine is that the room doors for the place that we live don't have locks.

She wants to bring in a stranger to take over her lease and i just don't feel safe without locks.

Is there a way for me to force her to pay the remaining portion of her lease term? Because non of the people i know wish to move in with me (not that i'm not a nice person :P, it's just that their all very settled).

I'm very worried because she leaves the country in a week for a holiday and i don't she will be returning to this place. She has also told me that if she can't find anyone to replace her, she will leave and she just dosn't care about the bond money.

From a legal standpoint, what can i do? I'm really afraid that i will get slapped for this and she will run away leaving me with all the bills.

Thanks so much for helping.

I'm ok with her leaving, as long as she installs locks on all the bedroom doors. Theres 3 locks to be installed. She says she will install 0.

You are both liable for the full term of the lease. If she doesn't pay, you will be forced to. You can sue her for her share of the lease payments. Small Claims Court is the usual vehicle for that.

You can always install locks on your personal space.

I depends what state you are in but you will be responsible for the lease until the end of the term. You will need to fill out a rental bond form removing her from the lease. Also you cannot make changes as in adding locks without permission from the landlord.
Check with you rental agency or landlord and your state's tenant advisory service.

unless the lease says leasee can sublet without landlord's approval - she can't just bring someone in - talk to the landlord - plus - she still is legally obligated for the remaining lease payments - If you find out where she is applying to - call that landlord and tell them sh already has a lease in her name and skipped out - she should not get any of her security deposit back either - unfortunately if she just disappears, the landlord will still expect the full rent from you - try and find someone else asap - you could probably take her to small claims court for breaking the lease - it's cheap enough to get a new interior door lock set - fairly easy to install too - if you know any one handy with tools

You need to check with the landlord about your rights.
