building on cement pillings..does anyone have a good site?

i did search it in google all i get is grabage

i was going to go with wood floor on cement pillers or slab.. i was going to biuld it my self ..but have the trades people do the final hook up such as electrical .. the most part of it such as the pluming and the main wireing i can do my self..and the money i was going to spend was going to be around 40.000 ..its just a guest house out in the back yard ..and lots of the things i can find deals.. such as under ground power line and sewer tank.

Visit The House Plan Shop. I've attached the link below. We found our house plans on this website and received great service as did our friends who recommended the site to us.

On the home page, you can search by square footage, bedrooms and baths, etc. You can search by foundation type too. I think when we did it, we had to go to their advanced search. There is a link for it next to the house plan search on the home page. Just pick the foundation you need.

Also, check out the resource section. It has a bunch of helpful articles about things to consider before you build.

I have to agree with maple. It's hardly likely you'd get "Plans" for free anywhere. Elevations perhaps in the form of sketches or pics, and floor plans with measurements is about all that's available.

I have no clue regarding the 80 cents or 1 dollar suggestion, but certainly agree you don't need an Architect. No offense to any, but They don't always see the PICTURE like the contractors do.

Consider however; that what you're asking could be pretty detailed; certainly depending on the TYPE of structure: IE: Block/ wood frame etc.; processes will be different; even to some degree in interior finishing

Another issue is your budget; personal skill level; how much work you will actually do; as allowed; and how much you'll have to sub out; get permitted; have inspections for; etc.

It hardly matters where you live in the USA with regard to cost. Material cost differences are negligible in the current market. Certainly availability and access will play a part.

Plumbing and electrical work at current costs; compose about 40 % of the total cost to build. If you can get into a decent sized house for under $100 per sq. ft.; count yourself lucky.

houseplans.com Just print the printable view of the elevation and the floor plan, take that to a local lumber yard, they'll set you up with a draftsman (you dont need an architect for homes under 3500 sq. ft. on one floor). You should pay about 80 cents to a dollar for plans to be drawn up. I wouldn't buy the plans from the website, cuz your local ordinances probably wont work with generic plans, and you'll need a draftsman to make the plans acceptable to your local codes

Broderbund Home Architect CD ROM ahs great floorplans and allows you to make changes to better suit your needs If what you change dont work proper it lets you know However you are building on pilingsand will have to figure in foundation yourself. I never do a pier and beam using less than a 2x12 pressure treated lumber
