I used to have a hard time deciding what to divide by what, or should I multiply, but I finally learned a method that really helped me. It's call the SOB principal...Small Over Big.
Draw a T on a piece of paper. The numbers go like this:
On the left side under the cross bar of the T, you put the big number, the "whole thing" number.
On the right side under the cross bar, you put the percentage.
On the top of the crossbar, you put the small number.
___Small___
Big | Percentage

Depending on which 2 numbers you already know, you'll multiply the side by side numbers or divide the top and bottom numbers.
So: Top to Bottom divide the bottom into the top number (or the top by the bottom, however you want to say it) and Side by Side gets multiplied.
So let's say you're figuring commission. The sales price is going to be $100000, and the brokerage fee is 6%. You know the "whole thing" number and the percentage. You put $100,000 below the cross bar on the left, and .06 below the cross bar on the right. They're side by side so you multiply.
$100,000 * .06 = $6000 in commission.
If you knew the cst wanted to get $100000 in proceeds, and your commission is 6%, what should the sales price be?
You put $100,000, the proceeds (SMALL) on the top of the cross bar. You put .94 (percentage) on the right side below the crossbar. This time the percentage you want is the difference between 100% and the commission, so you use 94%.
$100000 / .94 = $106,383 You sell the house for $106, 383, take your 6% commission and the cst gets his $100000.

Ok heres a simple method
lets take the number 200 for simple reasons
lets say you want to find 15%
You take the number (200) and divide it by 100 to get 1%
so 200 divided by 100 = 2
so we know that 1% is 2
But we want 15% ... so we multiply 1% by 15 to get 15%
so 2 x 15 gives us 30
so 15% of 200 is 30

take the number you want to find a percentage of and divide by 100, then times by the percentage you want to find.
e.g 20% of 65
65/100= 0.65*20= 13

divide what you have (or want) by the total present then multiply by 100. As in you got 16 out of 20...therefore divide 16 by 20 which is 0.8x100= 80%
