And what needs to be done to an attic to make it "livable space" to add square footage to the home? The attic has 1 window on either side. There is baseboard heating, and electical already up there.

In some areas (many?) third floor space cannot be living space unless it has it's own fire escape. You will have to check your local codes and laws to see what needs to be done. In some areas it CANNOT be made 'livable' space.

You need to tell us the square footage in the remaining house, the average neighborhood square footage and the average neighborhood values for us to really give you a good idea of the added value.

I'm guessing your 3/1 is around 1200 SF and this is an addition of ~20% of space and would guess you would get about the same boost in value.

To turn it into a bedroom, which would add significant value, you probably just have to make sure you has at least one window, and a closet (plus the heat that you say you already have, along with at least one electrical out;et on each wall). It's big enough - you could add a master bath and really add some value since you only have one bath in the house now -
