Glenn is correct. There seems to be a nationwide concept that a foreclosure is a great deal. That's not always the situation. Many of the foreclosed properties are sold at market value or close to it. The internet hawkers have done a great job of convincing folks that a foreclosure is what one needs to buy.
In the past six months, I have personally brokered two foreclosed properties which sold considerably ABOVE the lender's asking price. Check the entire available inventory.

In the North Texas MLS all foreclosures including HUD and VA are listed. I bet it is the same around there.
I would contact a buyers agent. Most have a website that will allow you to search on your own if you wish.
I would also advise you not to limit yourself to foreclosures. That would be a very foolish limit. It may be that the house you decide is the best buy is a foreclosure but you should compare them to all the other inventory, including people that are forced to sell because of a divorce, or they are being transferred, or they got married and both own a home and need to sell one. Look at the whole inventory.

surely area of the priority we are having with declining values is that once a foreclosure is indexed, that's indexed for lots under what it ought to fairly be worth. furnish you, some are in notably undesirable subject, yet no longer all. i do no longer the place your buddy have been on condition that 17% yet once you like the abode, if the home is in sturdy subject once you have an inspection, then grant the asking. you purely decrease your own nostril off to spite your face by making use of procuring a belongings for under that's record fee. In consequence procuring something worth much less. additionally, by making use of identify coverage at remaining. the two biggy issues is an inspection and identify coverage.

They are listing in the MLS, just like everyone else. While they are selling for less then they did 2 years ago, so is everything else.
There are not kept on any super secret list, your agent can print you up a list to meet your specifications.
