I should add that I am talking about a concrete patio behind my townhouse/condo. Is the answer different if it is the sidewalk running up to my front door?

we'll I know you don't want to hear this,but Yes It's the Association. It's in your CC&R's look it up..Sorry Anything outside is the responsibilety of the Association. In my complex there are two types of floor plans mine which is a back patio and units with a balcony. All the balcony's required severe work i.e rotting wood. The ENTIRE complex was charged a special assesment of $2500.00 to cover the cost of repairs...Do you think I was Pissed!! It went to arbitration and we lost..even those who had back patios had to pay. That's the fun of owning a condo!!

If it is a patio attached to a condo, then it is the condo owner's responsibility.

If it is a patio for general use by all, like a patio around a pool or in a garden for the whole complex, then it is the association's responsibility, and they will use money from all of the owners to pay for it.

Hold on a minute. It could be either you or the association, depending on the association documents you were given before you signed on the dotted line.

Usually, everything on the exterior is the responsibility of the association. I have seen some exceptions. Read your association documents.

No, it should be replaced or repaired by the owner of the condo that it is attached to.
