As long as the system does not need a major fix I almost always recommend a repair. It usually is just not worth the cost of replacement.
Don't worry about repairing a system that uses R-22 Freon. While it is true they will stop producing it in a few years there are huge stock piles not to mention when a system is scrapped the refrigerant legally has to be recovered.
R-12 Freon was phased out more than 10 years ago and it is still available and affordable. R-22 will be around in 30 years and the price will not be all that bad.
At this time R-410a refrigerant is much more expensive than R-22. If the system is 10 years old or less I would repair it.
Get several quotes from reputable contractors. The HVAC business is full of scammers just like any other business.

The owners should have done that in the contract. If it was not in the contract. Contact your realtor and tell her it is not working If it was within a certain amount of time.
just have the realtor go after them after you contact an AC/ heater guy when he comes out. If you did not purchase a home as is condition.
good luck. And it has not been over so many months and did not write something on the contract. That is important to read everything in fine print.
When you buy a home it is important to go in with a contractor to see what is working and what is not and take notes.

It is definitely cheaper these days to repair the unit because these newer models need to be re piped.Get an estimate from 2 or 3 places. One way to get a good deal is to ply the utility company's against each other. call the gas company and tell them you are thinking about getting a heat pump or a gas furnace and see what they say. call the electric company and tell them you are thinking maybe about getting gas heat or electric. You might get a very good deal especially since the heat works now but the ac does not and it is not hot weather anymore.

It would depend on what is wrong with it. In a few years, they will stop producing the R-22 that is in the old AC units.
You may want to go ahead and convert it over with a new unit using the few freon. All lines must be replaced, since the new stuff is not compatible with the old freon.
You may want to have an AC repairman give you an estimate on the repair first. I had to have the "M" coil replaced in my unit this summer, and seriously considered just replacing the whole unit.

It all depends on how old the central unit is....and how big your house is. 3 ton unit shouldn't cost any more than $4,000 for everything....$1900 for just the A/C.
