Does the lease specifically state what kind of animals? It might say you can have fish and birds, but not cats or dogs. Read it, and if you don't see anything ask the landlord to show you where it says you can't. If they can't point it out, go get your dog.
Just don't expect them to want to renew your lease when it expires if you go against their wishes.

If the lease permits "animals" then point that out to the landlord with the lease in your hand.
Make sure you are not on a month to month lease as the landlord can serve you notice to terminate the lease without any reason assuming the landlord-tenant laws allow this type of lease termination.

Too bad you couldn't tell us exactly what your lease said in this regard. If it specifically states "dog allowed" then there ain't a whole helluva lot the landlord can do until the lease period is up.
Except make your life miserable.
I'd definitely get some clarification from the landlord about the pet clause in the lease before I did anything.

My lease only permitted my 13 year old pup. She has passed away and now want to get a new pup.

If it's on the lease, go ahead and get one. The landlord cant change his mind all of a sudden once it's on paper.

Double and triple check your lease. If it says that you can have one, they you can. I would bring this up to your landlord and talk to him about it being in the lease.

legally they can't do anything if you have signed a binding contract.
check the sub clause regarding animals, specific ones may be excluded.
talk to the landlord...there may be some misconceptions about dogs.
if you get one be warned that contracts doesn't have to be renewed and only needs fair notice.
how would you react if you had to move?
