-If they project themselves as a female (dress, act, ect) then you would refer to them as a female: she, her, Ms., ma'am.
-If they project themselves as a male, then you would refer to them as a male: he, him, Mr., Sir.
-If they project themselves as an inanimate object (rock, desk, grapefruit) then you would refer to them as it.

In general, the correct pronouns to use for a transman are he, him and his; the correct pronouns to use for a transwoman are she, and her.
If the transperson in question has not yet started transition, then you use the pronouns appropriate to how he or she is presenting at that time. If you're uncertain, ask the person, politely and discreetly (e.g. - "Excuse my ignorance, but how should I address you?". not "Oi mate, are you a bloke or a bird?". Yes, that HAS been said to me....)

Please don't ever call ANYONE, transsexual or otherwise, 'it'; it's rude, degrading and dehumanising.

You should respect the person and use the pronoun they are most comfortable with. In other words, for a transwoman, she would be appropriate, for a transman he is apporopriate. NEVER use it. It is degrading and dehumanizing.

If it is obvious in their dress, demeamor, mannerisms, then refer to them as they are projecting themselves. The only caution would be careful to differentiate private and public if they have not yet become comfortable with their transgendered self in public yet, you don't want to embarras them!!

male to female = she

female to male = he

this is assuming they are already transitioning and you're not risking calling undue attention to them by refering to them with a pronoun that doesn't match their clothes ect.

He or She depends on what gender the person is living as. "It" I would think would be very derogatory

If a woman has become a man, use "He"

If I man has become a woman, use "She".

Use "It" if you want to get socked in the nose.
