I'll be honest...part of a Realtor's job is to tell you improvements you can make as far as cleaning, minor painting, decluttering, etc to help it sell better.
I rarely, walk into a home that is "show ready".
I can tell you what happened...you hired a professional, yet want to do things your way and apparently don't want to listen to advice...if your home's pictures doesn't show well against the competition online, buyers will simply bypass it for the next one.
Realtors are usually only as committed as the buyers and if you haven't had even a phone call in three weeks, that may or may not be significant. I have no idea of what market you are in...some markets, that is normal, and in others, it's a sign of a problem.
If you are in an active market, and haven't had a phone call in three weeks, it's rarely the Realtor...it's either the home or the price.
A Realtor can do nothing more than put a sign out in the front yard, and the house the MLS, and if it's a beautiful home at a good price, it will ALWAYS sell quickly.

The way the market is that is not a bad sign. I would if I was you is be more proactive and help him sell your home. You can list your home on sites such as craigslist for free and post information about your home in your local supermarket bulletin board. Also, tell friends and family that you are selling your home. Let them spread the word around too. Some realtors have an attitude and this one sounds like he does.
To check on complaints call the Real Estate commission in your state. They will tell you if there is any complaints or the BBB.

The market here in San Antonio is slow. I think it's even worse in some other cities in Texas. You can check on the TREC (Texas Real Estate Commission) website for complaints and actions against a Realtor or Broker in Texas. Go to www.trec.state.tx.us/ and look under "Licensee Info Search" toward the upper left of the page. Put in the name Last, First and his/her education and status will come up. If there have been any actions taken by TREC against this agent, there will be a sentence "Do a 'Disciplinary Action Search' for this licensee" that you can click on and it will take you to the results. If this sentence does not come up under his name and license #, then no actions have been taken.
(I just pulled up a name that I knew would have actions - that's how I know..... no, not mine:)

You might love your house and think it’s great, but your tastes might not appeal to the masses. A good agent will suggest you pack away clutter, rearrange furniture to highlights your homes features, remove dated wallpaper, and replace vibrant paint colors with neutrals. The idea is to your the personality of the home out so that buyers can see themselves in it. It’s not easy for an agent to tell a seller that their décor needs adjustments, but it is part of their job.
Pull up your listing on any website, Realtor.com, Yahoo Real Estate, etc. Look at the pictures your agent posted. Does you home look appealing in them? Are there any rooms missing, like bathrooms & bedrooms? As a recent homebuyer, I can tell you that I was instantly concerned about listings that lacked pics of the bathrooms. When I looked at such houses, the bathrooms were often in need of serious updating, which is an expensive task.
Definitely call your agent and ask why there’s no communication. Sadly, some agents are not great at maintaining communication. At least ask your agent what needs to happen to get more traffic through your house. From your question, it sounds like you haven’t even had a showing yet, and that’s concerning.

No...if there is no sign in the front lawn or flyers out...if there is no listing on the MLS or pictures on the realtors website these are signs of a bad realtor.
The economy is TERRIBLE in regards to real estate right now. My house in Michigan has been on the market since February and has only shown once...but I know that my realtor is doing all she can.
Remember right now there are WAY to many houses and no mortgages to be had.

Call him and tell him your concerns. The "squeaky wheel gets the grease" is so true in the real estate business. Don't take the realtor's comments about your house personally. Realtors want to sell houses. Listen to him and do what he suggests to make your home more attractive to prospective buyers. He's been doing this for a long time. Don't let your pride get in the way.

If he not returning your phone calls I'd say get rid of him but you have to look at your contract. It's probably 3 or 6 months. If he thinks that your house is not up to par than he should be giving you suggestions about things to improve.
It seems funny to me that you don't know if anyone has ask about your house. Do they have to go through him to make an appointment or is there a lockbox on the house?
If you can't break the contract and he's part of a office that has multiple agents and he's not the owner, go to the owner tell the person that your not happy with him and that you want a different agent.

3 weeks is not really a long time to be on the market, but if you don't feel like you're getting attention from your realtor, then call him. Be proactive about selling your house. Ask him if he plans on doing an open house, let him know you're interested. If that doesn't light a fire, then let him know you're looking at other realtors that are interested and motivated to sell.
