Yes it will, most people nowadays dont' use them however, some people have small children and need a bathtub. I've seen shows on flipping homes and the flipper took out the tub and put in a shower, the realtor told them that a tub would have been a better selling feature as people do look for tubs. If you have at least ONE tub in the house already, ie guest bathroom or master bathroom then just leave the shower. If you currently have no bathtubs in the house then you should put one in.
One feature that attracted me to my townhome was that two of the master bathrooms featured garden tubs.

Since it is the only bathroom in your home, adding a bathtub would tremendously benefit the selling of your house and allow your asking price to be higher. The current trend in new homes and remodeling projects for bathrooms focuses on luxury - the bathroom as a place for relaxation. You may even consider a jetted tub if the cost difference isn't too much.

Personally, I think it would depend on if that is the only bathroom in the house. If it is, then I think a tub would add value and expand your possible buyers to people with children. If there is already a bathroom in the house with a tub, then I would keep the shower. Good luck!

For selling, a bathtub with shower will appeal to more buyers.
Women often prefer a tub. Men a shower.
Bath and kitchen updates usually recover the cost or more.

It depends. Is it the only bathroom? Is there a bath tub in another bathroom? I think a tub is important.

Tub will help it sell. Whirlpool tub will help it sell for a lot more (more than the added expense)!
