A friend of mine said that Dartford, Kent will be a hot spot in the future as there are affordable houses in the area, good transport link to London. Does anyone have experience with this area?

i don't live in dartford but our borough comes under it and i personally think its a @hit hole, there are nicer parts close by such as Bean, Greenhithe/bluewater but i wouldn't want to live in dartford itself or swanley for that matter, as for affordable houses well that's a matter of opinion if you want to live next to pikeys and rough abusive inconsiderate neighbours then by all means when the term affordable starts getting used there is usually a catch, and as the old saying goes you get what you pay for if you want a nicer area it comes at a cost, and the new houses which are going to be built are years off completion and are not in dartford itself and they will sell at what the other houses in the area are going for and for a 3 bed large semi where i live that's about 270k if not more so it depends on what you call affordable, but for dartford itself becoming a hot spot no, that i seriously doubt.

Oooh I dunno about it being a Chav-dom area. (I'd say that's more Chattham (hence the word 'Chav' originated from' Chattham').

Dartford isn't that bad actually. Lots of pubs and shops. 25-30min train ride into central London. The biggest Shopping centre in Europe - Bluewater, which has loads of shops, cinemas, cafes and restaurants (so not just a place for shopping), Oh and also a Molton Brown Spa.

It is also ideally situated for all the major motorways, A2, A20/M20 (All leading right into central London (if anything North London needs roads like this!!!! cause you ain't got the congestion)!!! Also the M25 and M26. It's also right next to Kent which is know for its lush green countryside should you fancy a day out, and also you can get to the cost (ie Margate)in under an hour if you fancy a day at the beach.

It is an up and coming area (well all around the area is in fact, as well as cross rail coming this way) and house prices too are showing quite a quickening rise year on year. Your average 3bed house is about £240 - £250k. My mate brought a 1 bed flat for £115k just over a year ago and now 1 beds are going for about £145k !!!!

I think for tooo long people have concentrated too much on West/South West London and the North when over here you can get a bloody good deal with great road and transport links all over - Not forgetting its only a stones throw from England's green Garden - KENT !!!!

The rate of job growth in Dartford Borough is well above the average for the Thames Gateway so in economic terms it is already a hotspot. Many of the jobs are in distributive or retail trades so if you want to work in those sectors, it might suit you. Access from Dartford through Ebbsfleet Station to continental Europe improves greatly next week so property values will rise relative to the rest of Kent over the next few years. The fast domestic trains to Saint Pancras and Ashford are not due to enter service until 2009 however, and they will have a bigger impact upon the town's appeal to commuters. You might also want to look at Erith and Gravesend if you want somewhere with a calmer atmosphere and less redevelopment pressure.

heard of chavs? this is their kingdom.
there are some good reasons for living there - two of the best state schools in the country, ebbsfleet is close by for the channel tunnel railway and bluewater shopping. it's also close to three motorways: M20, M25, M2.
housing is a mix of victorian/edwardian terracing and sixties red-brick. west dartford is more up-market (but still not posh!), east dartford is cheaper and maybe the best place for investment as it's closer to bluewater/ebbsfleet.

its part of the Thames corridoor half a million houses are due to be built right down to medway. so Dartford is on the crossroads .buy it now while prices are low.

been there once, I got ill at errm bluewater shopping place..

got food poisening somewhere.

anyways me and a girlfriend stayed in dartford for the night. place was a dump.. sorry , a lot of its industrial / commercial things.
