I live in a set of condos where there are 6 units, i live in unit 2 and my neighbors in unit 1 were busted and arrested for drugs, the rental agency that handles everything for the owner of the condos was unaware until my bf went to pay the rent a few weeks later and told them what happened and then it was over a month before they made them leave. There are other things they have done to violate the lease, like mess up the property around the condos, so since the landlord (rental agancy) didn't do anything about this and wouldn't have about the arrest until my bf said something does mean the terms of our lease have been violated also?

You have to read your lease. What does it say are the requirements of the management? What are your options?

Also, remember that your local laws always superseed the lease.

You should discuss this with your local housing authority.

No, the management company did not violate the terms of your lease. It's up to the residents to report incidents like that to the management company so they can handle the incident or repairs timely. Since they aren't onsite they wouldn't have known about the drug bust, and if the neighbors are breaking things around the complex then you needed to report it so the management company can charge the resident back for the repairs. If you damage the property it will state in your lease that you can and will be charged for the repairs.

Read your lease, the Landlord DID NOT violate your lease, the management company is the one that failed to act timely but that still does not mean that they violated the terms either.

Your neighbors cannot violate the terms of YOUR lease, only their own lease.

The landlord has to catch them making the mess in order to do anything about it. Complaints from other residents certainly will help but are no guarantee that the LL can do anything about it.

As far as the dope bust is concerned, innocent until proven guilty is still the law of the land and will probably prevent the LL from doing anything about that unless they are convicted.

NO!!!! If your landlord was unaware of the incident until after the fact and acted properly once he was informed...then by no means has your lease be violated. Your landlord is lucky he got them out is such short time...usually takes a helluva lot longer than a month to evict.

How could the actions of the neighbors violate your lease?

If you don't like the actions of the rental agency, complain.
