It's hard to say who was responsible. They had been doing a lot of gardening and moved a lot of heavy potted plants into the yard. They could have easily stepped on it or rolled a dolly over it. Plus, if they had been home they would have noticed sooner and the bill wouldn't have gotten as high as it did. They are required to report damage immediately. My guess is that the water was leaking for about 2 days.

As a landlord I believe it would be your responsibility. If the house hadn't been rented you would be responsibility.

Unpop5 is correct. You are the landlord those are your sprinklers ( I assume you're the on that had the sprinklers installed) so you should make up the difference on the water bill for your tenant. You could deduct the amount off of their rent. I would have reciepts for whatever you do do so the tenant can't come back on and say you did not take care of your half. What cause the sprinkler leak? Did your tenant park a heavy car on the sprinkler line? If your tenant has caused the sprinkler system to break then it would be a different story. Maybe you should have some one check out the sysytem and see if they can tell you what could have been possible causes of the leak. I hope you can get this resolved with your tenants.

If it wasn't directly the tenants fault, you are responsible for it. You own the property and sprinkler system.

Unless it is clearly due to the tenants actions, it is your responsibility, you are the owner right?
