Great question...and a bit exotic.
The word originally was derived from "exo_--meaning outside one's city-state, foreign.

But it has come to mean something such as vivid, very different, strange or dangerously beautiful.

So I have to say that an exotic building has to be daringly different in design, not just beautiful;
and an exotic woman would have to do something to separate her beauty from that of others, either by costume hairstyle, colors, revealing or concealing mechanisms--
gold lame, design by scissors, several colors, feathers, metallics, batik print, unusual fabrics, a headdress,
bright shades or black and white contrasts.

Avoiding the bizarre, exotic must hang together without relying on shock value.

Exotic means foreign or out of this world: exo- out + -tic - equal. I think of exotic as being something mysterious that is not like anything that I commonly experience. It could be from another country or culture, or it could contain unusual ingredients such as spices. I love exotic perfume.

What the word exotic means to me, is being mysterious, and unique.

by example...

Apples, grapes, and oranges are ordinary fruits...

Kiwis, starfruits, and "blood oranges" are exotic fruits.

Exotic doesn't mean inferior, or strange, or ugly. It just means "outside" of our ordinary experience.

The connotation (to me) is usually positive, or at least not negative.
