The market is over saturated with houses right now and prices are expected to drop another 20% or more withing the next year. Yes any Realtor will say sell and BUY now because there is no buyers right now and there is a glut of homes on the market, and it is going to get worse, read the business news. Now is a bad time to sell a home, is it a buyers market yes, but only going to get better in the next 8-12 months. Before anything else get an appraisal and compare it to what you now owe, think you might be in for a surprise

Traditionally sellers think that everyone buys in the summer because it is summer break.
I have always found winter Jan to March the best. This is because the inventory is down and you as the seller will have less competition. Also your buyers may be coming off Christmas bonuses or found out the their refund is going to be a whopper. They are cash flush and eager to spend.
If your home is something other than the first time buyer range
you still have opportunities. Valentines day time people start to consider building a new life together, in their new home.
Interview agents, and be wary of the one who asks what price everyone has recommended and comes back shocked, because they, could surely get you so much more. Its not true they are just trying to take advantage of your sense of greed.
Also look around your neighborhood to see who has the most listings in that area. They may be "farming" (actively prospecting) the area and have a real feel for the area.
Lastly, go to open houses in your area. You will get a feel for pricing for your home. Your house may not share the same features of the house that costs 20K more. Many sellers make the mistake of pricing their home to high, and then are shocked that they are sitting on the market forever. When going thru open houses pay attention to the features you don't like such as dirty bathrooms or gummy kitchens. If you have the same sorts of problem areas in your home buyers will react the same.

As a whole, houses just are not moving.
It took us 2 1/2 years to sell our house, which sold 3 years ago. We have friends that have had their house for sale for over 4 years now, and still no bites.
It really depends on if your house is priced in the lower area for the job pay around your area and how much growth is happening. We had companies moving out of town, so it was by the grace of God that it sold at all.
I don't think the season matters .. we had more people looking at it in the winter then summer .. but didn't purchase until mid summer ..

I don't think it is a matter of when. If you want to sell to buy another, now is time to do it. Imagine if you see a house you like. By the time you sell yours it might be gone.
Rightmove are a good property search. Just put in post code and min and max price, and number of bedrooms and it will show you prices of all houses currently being sold in your area.
Two Bedroom houses in Oswestry area are going for around £130,000 and three Bedroom about £150,000 depending on where situated or are they town house or ex-council.
Town houses usually sell for more. But lots depend on condition of house as well as location.

Traditionally houses are sold faster in the spring. As for what market is going to be... well, if anybody new this FOR SURE, we'd all be very rich.
Many "experts" think that the market will be still slow next year, but those "experts" have been wrong as many times as they have been right. It's hard to imagine a huge upswing in prices by next spring, but you never know.

MY OPINION. if you've already moved into a place then it might be alright for you (maybe/sometimes) but whatever you do don't try in the winter it might get too cold and you could get frozen. Try Spring when it gets really warm with a lot of flowers go give the house some glow.
