Commitment, without a doubt.
The belief that you are going to work at making it last. Without that you quit when things get hard, or boring, or just too much the same old. Without the decision to love beyond just the "feel good" or "honeymoon" stage, things can fall apart.
With commitment, you can work through the other issues - sex, goals and dreams, your differing beliefs, with communication, because you are willing to do what it takes to make it work.

TRUST! without it, there can be no relationship.
sex is important, but also an easy fix if you need to spice things up. having some common interests is also important, you have to be able to enjoy some of the same things or you'll get bored with each other once the initial "butterflies" wear off. i also feel like you should almost keep religion and politics as far away from relationship discussions as possible. it's never healthy, even if you do agree on it.

Communication is key, I learned this from an older man that had been married for like 20 plus years, having all that other stuff in common is all fine, and good, but if you guys cant talk about life and love without arguing every minute, that stuffs means nothing
