the reason I'm asking is because there is this "maintenance man" that sucgests me to put new toilet because it does not flush properly, (we tried heavy duty plunger and an auger) to no avail would you know what to do?

I would talk with a plumber who mght recommend a low-water toilet (like a Toto)

If you trust the maintenance man who says the toilet is not working properly and plungers, augers and snakes have not alleviated the problem, then it is time for a new toilet. Look into the functions of the new ones since they use less water per flush are silent and quick acting. If you install it yourself read up on how and make sure it is properly sealed to the floor.

Get a decent plumber before doing anything else!

Plunger? Augur? Hopefully you didn't break any drain pipe and your not pumping sewage into the ground.

Did your plumber pull the pot and snake the line?

A clogg will affect the flush, your clog is farther down the line.

what you need is a FLUID-MASTER kit to replace the guts of your tank and a new maintenance man!
