Open a business that you enjoy running and don't expect to make a lot of money right away. The downside of a new business in any Alaskan community (other than Anchorage) is that people are slow to change their ways and trust you. If business A has been gouging their community for years and business B moves in with much lower prices, it will take a long time before people are willing to shop at business B. Alaskans have seen their share of come-and-go businesses ran by outsiders are prefer to do business with "their own". Also, a dollar spent on advertising in Alaska goes less further than down south. You would think that with less options for TV and radio stations and local newspapers the opposite would be true, but for some reasons Alaskans hate advertising (try and find a billboard....anywhere...they're illegal) and word-of-mouth spreads more slowly than the winter thaws.

Basically if you're not into it for the long haul and can't survive without business income for a few years, forget it. Alaska rents are unbelievably expensive. You are far better off purchasing something. Your real estate loan will be far less than a rent payment and might be worth something if you go out of business.

Lots of service men and women there, three bases so many businesses cater to the needs of young adults. Some are sowing wild oats so there is a market for tattoo parlors and other lower class businesses but that market has been met.
I would go for something to help the middle class and officers maybe upscale drinking establishment.

I would think anything having to do with heating. Maybe installing heating units. Or maybe a clothing store that carries items like Lands End.

A nice maternity clothes store would be welcome. You would have to spend more than 20K to start though.
