A flat is normally an apartment or single floor condo. Obviously a house is a free standing building.

A flat is what the british call an apartment. A house is a house :)

Flat means different things in different places. Here in the midwest, a flat is one unit of a two to four unit building. We use apartment to refer to a unit in a building with 5 or more units. Someplaces it means any apartment, and someplaces they don't use that term at all.
