No, the furnishings have no effect on the appraisal but they will have on the financing.
If you do not have a separate contract to purchase the furnishings (chattel), the value of the items will be deducted from the maximum loan available.

I don't think so. Since the furnishings could easily be removed form the house and will likely continue to depreciate the bank would not likely to recover much of their value in foreclosure.

No. And they cannot be part of the purchase transaction...that is no consideration can be given in return for holdhold goods or furnishings on a real estate purchase contract. I've processed loans at 4 different lenders and none of them would allow that.
