You put down a security deposit for an apartment and when you lease is up, the apartment decides whether or not to give to you based on the condition of your apartment. Well, turns out they need to do carpet cleaning and they want to pay for the carpet cleaning. Isn't that what the security deposit is for? How can I deal w/ this?

The security deposit is intended to give the landlord a 'cushion' for damages you may have caused during your rental period for the unit. You can be requested to pay 'up front' for carpet cleaning, and such cleaning is fairly standard, unless you have cleaned the carpets to the landlord's satisfaction on your own.

After you vacate the premises, an inspection (move in-move out report) will be done, and any damages caused will be charged against your security deposit. Unused funds will be returned to you.

The security deposit protects the landlord from loosing money. If someone skips out and does not pay the rent they can recoup the loss from the security deposit. Also if the apartment suffer damages beyond reasonable wear and tear the have easy access to the money through the security deposit. All though there are a number of people that are responsible and really do not need a security deposit there are allot that make it necessary. Therefor we all must pay.

Actually, the cleaning of the apartment after your lease is done should not come out of the security deposit if you've cleaned the apartment before you left. Standard wear and tear is normal and should not go against your deposit. If you have an unusually high amount of cleaning, carpet replacing, painting, etc., then those charges will come out of your SD. Your landlord must provide you with an itemized statement against which your SD has been charged and you should receive the remaining SD within 30 days after you vacate the premises.

The security deposit is to pay for damages beyond normal wear and tear. Carpet cleaning, if necessary after a tenancy of only a few months, would be charged against the deposit; after a tenancy of years, it should not be.

Not in my experience either, if there has been no break in the lease and you have not moved out and are moving back in then no deposit should be required at all. In fact if you're landlord is asking for one I would be asking some questions Hun and check the terms of your lease agreement. Many a tenant have been caught out by not reading the small print.

If your security deposit was enough to pay for carpet cleaning, and whatever else that needs to be taken care of, it IS the security deposit that should pay for it. If not, be sure you get it back!

It is suppose to protect them in case of damages. But when I was in college, me and my roommates cleaned everything and were told they have to keep it because they need to clean it. We asked why you need $900 to clean a clean apartment. They said they will get back to us but never did.
