My friend rented out her condo to someone else with the permission of her landlord. She gave the person a written contract, but the person who had been paying her regularly stiffed her for the last months rent of $900. And left a unpaid utilty bill of almost $1000. What recourse would she have.

Sue them in small claims court for the money and get a lawyer to try to have them evicted if they haven't been evicted already.

She can sue her tenant for the unpaid rent. If the tenant is still in the unit, she can file an eviction case to have the tenant removed.

The utility bill is the utility company's problem UNLESS she personally guaranteed payment of the bill.

She is ultimately responsible to the landlord for the rent unless he released her from that obligation, which is unlikely. The utility bill depends on whose name it is in. If it is in hers or the landlord's, she's responsible. Her only remedy is going to be to go after the person who stiffed her, but good luck collecting.

Your friend has the initial contract on the condo so your friend is ultimately responsible for all payments. They can sue to try to get their money back but your friend is responsible that the payments are made. Good luck.
