A real house appreciates better than a mobile and is worth keeping if you can. Work as much as you need to and take roommates.

If, by working two jobs you still struggle to make the payments on the house, it would appear that selling the house becomes a strong option. The problem is whether you are willing to sell at a price that the home will sell at. In this housing slump, many people are still reluctant to set their sale price low enough to attract reasonable offers.

Selling one property to purchase another is not a good idea. Consider that the issues that have put you in this position in the first place won't go away if you simply trade one obligation for another.

At the moment, I'd try to sell and find a place to rent. At least you'll be able to save some money by renting vs an untenable mortgage. And you'll be sitting things out while this housing downdraft continues.

don't sell the house. get some roomates to help with rent. stay the corse and get one full time job you like and have a future with.
