Go talk to them, paying late is a big deal. If you have learned your lesson and pay in time in the future you will be fine.

Call your landlord and talk to him. Paying your rent late may not seem like a big deal to you, but the LL has the right to have his money on time, as you would want if you had a tenant.

Are you on a month to month lease? LL's normally give a 5 day grace period and then an extra couple of days that incorporate fees if your are late. Most landlords file for eviction after the 15th day for a year lease tenant and 6-10 days for a month to month tenant. A 3 day notice to quit is usually a letter that comes before your LL files for eviction. It's almost like a warning, this is what will happen if you do not pay. You must pay him your rent, plus any late fees that have been incorporated with this matter.

Your Landlord is tired of you paying late, and he is letting you know what he is capable of. You need to hurry up an pay your rent before he sues you. Then make a point from now on to have your rent money before it is due. You should always have 1 month's rent stashed in the bank in case of a mishap.

Be sure to pay your rent on time, your LL can give bad reference if you choose to move again.

What you should do is go pay your rent or move out.

If you don't get the rent to them within that 3 days, they will next serve you with an 'unlawful detainer'. If they have to go that far, more than likely they will not accept rent from you and follow through on the eviction.

You will have a few days to answer the detainer or again move out. If you don't do either.......they will win by default and a few days later the sherriff will show up and give you a few more days to leave.

Then they will escort you out and the landlord will change the locks and that eviction will make it next to impossible to get into a rental let alone a nice one in the future.
Even if you do leave within this process, they can get a judgement for lost rent, damages, cleaning etc. It will be on your credit file eventually.

You need to contact your landlord and get on a better schedule. Communication is key. If you always get paid on the 5th ask if you can pay your rent by the 6th every month so they at least know why you're always late. Otherwise rearrange your bills and make rent your #1 priority.

They don't just think " oh they will pay......they're always just late" They are thinking every month "is this the month they aren't going to come through........this stress isn't worth it".

Paying your rent late every month is a big deal to the landlord. Pay on time or a day or two before to avoid a "pay or quit" notice. Obviously, your landlord is tired of you always paying late.

You received what is commonly called a three day 'pay or quit' notice. I would venture that, if you pay your rent with penalties immediately, the landlord will accept it and drop further notices. If you want to avoid these notices in the future, learn to pay your rent ON TIME.

My guess is your landlord is 'putting the fear of God' into you, and it has apparently worked.
