I thought about just getting a futon, but they are all ungodly uncomfortable. I don't want to spend more than $400. Is there such a place I can buy a loveseat sleeper? (it's for my spare room)

Try a Goodwill store or the Salvation Army. If you can't find anything there, check out the auctions in your area. Also go to nearby garage sales--you can get some real bargains there. Some areas have second-hand furniture stores also--look in the phonebook. Good luck.
ps--I have a futon, and it is very comfortable--even more so than my pull-out loveseat (and the futon is larger also).

The most comfortable one you will find is made of dense foam. The traditional ones are worse than futons, and they weigh a ton.
J.C. Penny used to carry the love seats and the chairs, and they were very reasonable. They could be fitted, when opened out, with full sheets.
