I'm going to look at a house to rent but I have to compete with other people. I really want it so is there any tips that would make me be selected over anyone else?

Good credit, letters of reference from other places where you've rented that show a good rental history, cleanliness (proof of, through letters of reference), etc.

How do you know that you are in competition?
Did the landlord tell you that?
If he/she told you that, he/she is telling you that to put a deposit down quick so he/she has a tenant and won't loose money in an empty house.

-non smoker
-first month rent and damage deposit in cash
-references...from your full time employer and previous landlord saying that you have in the past and will in the future pay on time.
