i have had a problem with my neighbors fighting and beating up other people out side my apt i have called the cops many times now the guy is threating me and all the landlord is doing is to offer me another place same apt's i want to break my lease i have all my police reports and whitnesses togher will the judge let me break the lease and how do i word it i.e quite enjoyment time and threats by other tenant ?

You have a right to a quiet enjoyment of your leasehold. If the landlord can not give you this, he has broken the lease. Give him a 30 day notice in writing that you are leaving and the reason why.

It all depends on how your lease is worded.
