For the same reasons they tend to reject them everywhere else.

Many landlords have experienced difficulties with Section 8 tenants, and have elected to not accept any of them.

I've had more than my share of difficulties in that regard as well.

Because section 8 doesnt operate within the same rules as regular tenants. Just like they get special benefits for housing, they get special rules too like 90 days notice to vacate without cause instead of the regular 30 or 60, limits on how much rent can be charged and minimums on # of people allowed to have a 3 bedroom.

In our area a 3 bd rents for $963.00 but there has to be 6 in the household to qualify for 3 bedrooms. My units are small 3 bds and 6 people would be too much wear and tear. Also section 8 doesn't care what condition the homes are left in.
The types of tenants on section 8 mean there is no sense in bothering with small claims.

Experience proves that those who do not have a financial interest in their lifestyle don't take care of other peoples investments either. My own section 8 office manager is a landlord and she doesnt accept section 8. That speaks louder than words to me!

Anytime the government is involved the accountability and quality goes way down......thats all there is to it. So watch out ...... health care is next. The quality WILL go way down.

I've had so many problems with tenants on section 8, and there is no accountability. I have petitioned to have prior tenants removed from the program after leaving thousands of dollars in damages to the property, to no avail. I used to take section 8, now we don't. It doesn't protect the owner of the property or his investment so why bother?

It's simple, some landlords prefer not to deal with Section 8.

They also might not want to go through the hassle of getting approved to accept section 8.

cause they only want people with jobs renting from them and not people that are supported by the government that will work the system and cause nothing but problems for their landlords.
