I have been renting a apartment for 2 years in MI. No problems with the place, no late rent or anything.
Problem is, my mother is buying me a house to live in and I need to get out of the lease, I have about a year left on it.
I have combed through the lease a few times and there is nothing about a lease agreement or penalties. All there is, is contracts for pet rent and lead.

How do I get out of this without being charged crazy fees?
I have a good relationship with the property manager.

Any suggestions please?

Just tell them the deal and see what they say. They may say, "Sure-- just give us 30 days' notice." If they try to say that they'll hold you responsible for the rest of the rent or some crazy fees, that's not legal. They can only charge you until someone else moves in.

As a landlord in MI I can tell you that Acermill is right on the money. You still one year left on the lease. You can talk to the landlord about what it would take for you to get out of your lease. But with MI economy and the rental situation here, and the fact you have one year left, he doesnt have to work with you. You are still responsible for 1 yr of rent. If he allows subletting, you could try to find someone to pay your rent and live there, but you would still be responsible for the subletter paying the rent on time and any damages he does for 1 yr. Your name will still be on the lease. After 1 yr and no problems, the subletter can become the tenant if the landlord allows. But do a walk thru with the landlord at the end of the 1 yr because what ever damages are there before the new lease is signed, are your responsibility.
Having a good relationship with the property manager is good, however it is not the landlord. The landlord has the final say so. Good luck

The answer is simple. You DON'T get out of the lease. You have signed a legal binding contract to rent these premises for the next year, and the fact that mother is buying a house for you is not of concern to the landlord who holds the lease.

You can ASK for an early termination, but you cannot demand one. The landord is in control here.

Ask your landlord about subletting the apartment. I've had good success with subletting on craigslist.
